Recent zoning code increases allow value along the light rail line in Tempe to increase at a greater rate than similar areas in the region. It's interesting because similar areas in Phoenix are limited in their growth potential.

Orinda might be up for medium density around the BART station downtown. I think it would be cool if they made it look Tuscan.

Freeways are big priorities, especially those big beltway gifts to sprawl.

4-6 story mixed use buildings are underrated. i prefer the urbanism of this density than 20+ story towers.
Underrated by who? Dense neighborhoods like this sort of development. It's brain-dead urban boosters who think if it's not a tower in a park, it's not worth it.
The Elon survey on 485 and the Charlotte Observer amuse me. "Just under 77 percent said building more roads would ease congestion, and just under 64 percent said the same for building light rail." Its like the doctor asking the patient what he thinks the best treatment is.
